Protecting the Structure: Rebuilding vs. Market Value

Crucially, you need enough insurance to cover the cost of rebuilding your home at current construction rates—not the price you paid for it or its current real estate value.

  • Rebuilding Factors: We calculate this based on local construction costs, square footage, roof materials, and custom features like fireplaces or upgraded kitchens.
  • Inflation Guard: We recommend adding an “Inflation Guard” clause to automatically adjust your limits as construction costs rise over time.

Types of Structural Coverage:

  • Replacement Cost: Pays to repair damages with similar materials without deducting for depreciation (wear and tear).
  • Extended Replacement Cost: Provides a buffer (usually 20% above limits) to cover price surges in materials or labor after a major disaster.
  • Ordinance or Law: Covers the extra cost of rebuilding to meet current building codes, which standard policies often exclude.

Protecting Your Possessions

Most policies cover personal items at 50% to 70% of your dwelling’s limit. However, how they are covered matters:

  • Actual Cash Value (ACV): Pays what your item is worth today (e.g., the value of a 10-year-old TV).
  • Replacement Cost: Pays what it costs to buy a new item today. (We highly recommend this option).

Standard policies have strict limits ($1,000–$2,000) for jewelry, furs, and silverware. To protect expensive engagement rings or collections, consider a “Floater” or Endorsement, which insures these items for their full appraised value with no deductible.

Loss of Use (Additional Living Expenses)

If a fire or storm forces you out of your home, this coverage pays for hotel bills, restaurant meals, and other living expenses while your home is being rebuilt. Most policies cover this for a specific time frame or up to 20% of your dwelling coverage.

Liability & Umbrella Coverage

This protects your assets if you are sued for bodily injury or property damage.

  • Standard Limits: Most policies start at $100,000, but we recommend $300,000 to $500,000 in today’s litigious environment.
  • Umbrella Policy: If your assets (savings, investments, property) exceed your liability limits, an Umbrella Policy provides an extra layer of protection (in $1 million increments) against major lawsuits, including libel and slander.
